Frequently Asked Questions (FAQ)
1. How often should I seal coat my driveway or parking lot?
For maximum protection, we recommend seal coating every 2 to 3 years. This depends on traffic volume and weather exposure. Regular maintenance prevents the asphalt from becoming brittle and cracking, saving you thousands in long-term replacement costs.
2. How long do I need to stay off the pavement after seal coating?
Precision takes a little time to cure! We typically recommend waiting 24 to 48 hours before driving vehicles on the new surface. However, you can usually walk on it after just 4 to 8 hours, depending on sunlight and humidity.
3. Can you fix “alligator cracks” without repaving the whole lot?
Yes! If the base foundation is still structural, we use Targeted Patching. We remove the “alligator” sections (which look like cracked scales) and replace them with fresh hot-mix asphalt. This prevents water from seeping into the base and causing a total collapse.
4. What is the best time of year for paving in the Portland/Gresham area?
Asphalt loves dry, warm weather. While we can work during much of the year, the “prime season” in Oregon is typically from late spring through early autumn. We monitor local forecasts closely to ensure the ground temperature is ideal for a perfect bond.
5. Why does my new asphalt look “gray” or “faded” so quickly?
That is oxidation. Sun and oxygen break down the chemical bonds in the asphalt, making it lose its flexibility and deep black color. Our seal coating service acts as a restorative “rejuvenator,” bringing back the rich color and sealing out the elements.
6. Do I need to do anything to prepare before your team arrives?
We handle the heavy lifting! We just ask that you turn off any automatic sprinklers 24 hours before we arrive and ensure the area is clear of vehicles and debris. We’ll take care of the professional deep-cleaning and surface prep.
